What is parkland dedication?
If you are applying to split a property into five or more residential lots, Ontario law requires you to dedicate land for parks or pay a cash fee instead. This is called parkland dedication. The goal is to make sure new neighbourhoods have green space and recreation facilities for residents.
When does it apply?
You must pay parkland dedication when you apply for a subdivision that creates five or more residential lots. This includes bare land condominiums and strata plans. The dedication covers the total land area being created.
Land dedication or cash-in-lieu?
You can dedicate a portion of your property for a public park, or you can pay cash-in-lieu. Most developers choose cash-in-lieu. The City uses these funds to buy and develop parkland in areas where space is limited.
- Land dedication: You must leave a clear, usable space that meets the City's park design standards.
- Cash-in-lieu: The amount is based on the fair market value of the land required. Staff will provide a calculation before you apply.
