When you need a demolition permit
You need a demolition permit if you are removing a building or structure from a site in Wrenford. This covers detached garages, homes, and commercial buildings. If you are only removing interior walls or renovating an existing structure, you need a renovation building permit instead. Check whether you need a permit for your project.
Before you apply
Make sure you have completed these steps before submitting your application:
- All property taxes for the building and the land are paid for the current year.
- Arrangements are made to permanently disconnect gas, electrical, and water services. You must call each utility provider to schedule a shut-off and bring the confirmation forms to City Hall.
- The site is not a heritage property or located inside a heritage conservation district. If it is, you must contact the heritage planning team first to avoid delays.
- You have a temporary street use permit if your work will block the sidewalk or a parking lane.
- If the building was built before 1990, an asbestos survey is required. You must submit the results with your application.
How to apply
Submit your application through the online portal. You can also visit the Planning and Development office in person at Wrenford City Hall.
Include a site plan showing the building footprint, property lines, and all structures to be removed. If the structure is over 200 square metres, a licensed demolition contractor must be named on the application. Planning staff will review your file to ensure it meets zoning, engineering, and environmental standards.
Once your application is approved, you will receive a notice to pay. Payment can be made by credit card online or by cash, cheque, or debit at City Hall. After payment, your permit will be emailed to you. Print it and bring it to the site on the first day of work. The permit is valid for 90 days from the date of issuance.
Permit fees
| Project size | Fee |
|---|---|
| Buildings under 200 square metres | $250.00 |
| Buildings 200 square metres or larger | $500.00 |
These fees cover the initial review and one final inspection. Additional inspections or re-inspections may apply under the annual fees by-law.
During and after demolition
During the work
- Post the issued demolition permit and a contact information sign on a fence or barrier visible from the street.
- If you find asbestos or contaminated soil, stop work immediately and contact the City. You must follow provincial rules for handling hazardous materials and dispose of them at a licensed facility.
- All debris must be taken to the East Wrenford Waste Management Facility or a licensed disposal site. You must keep your tickets to prove legal disposal.
- If a public tree is within six metres of your site, you must follow the tree protection policy and install protection fencing before work begins.
After the work
- Remove all rubbish and level the excavation so it matches the grade of neighbouring properties.
- Seed the bare ground with grass to prevent erosion and comply with proper disposal rules.
- Book a final inspection through the online portal to close out the permit.
