Residential rental property licence

Learn how to get a rental property business licence in Wrenford, including requirements, fees, and how to apply.

Who needs a residential rental property licence?

If you rent out a residential property in Wrenford for 90 days or more, you must hold a long-term rental property business licence. This applies whether you live in the property or not, and even if you hire a property manager.

Short-term rentals (less than 90 days) require a separate short-term rental licence. Learn more about those rules on the short-term rental licensing page.

Types of rental licences

  • Long-term rental licence: Required for investment properties, rental apartments, and houses rented for 90 days or longer.
  • Short-term rental licence: Required for renting a primary residence for less than 90 days at a time.

Application requirements

To apply for a long-term rental property licence, you must submit the following documents:

  • Proof of ownership: A recent property tax statement or a title search report.
  • Proof of insurance: A certificate of liability insurance with a minimum coverage of $2,000,000. If you use a property management company, they must provide their own liability coverage.
  • Emergency contact details: The name, phone number, and email address of a person who can respond to emergencies 24 hours a day.
  • Rental property registration: Confirmation that the property is registered with the city.

All rental units must meet Wrenford's fire safety and building standards. The City may conduct routine inspections to verify compliance.
