Overview
Building a new detached home, duplex, or laneway house in Wrenford requires a Development Permit and a Building Permit. All projects must follow the City of Wrenford Official Plan and Zoning By-law 2016-040. These rules ensure your home fits the neighbourhood, meets safety standards, and connects properly to water and sewer lines.
Before you apply
Check your property's zoning district first. Your lot must be zoned for residential housing. If your property is not zoned correctly, you will need to apply to rezone or apply for a minor variance before starting.
You must also have a signed Letter of Authorisation from the property owner. If you are not the owner, the owner must complete this form before your application can be reviewed.
Required documents
Submit a complete application package. Missing paperwork will delay your review. For a new home, duplex, or laneway house, you will need to upload the following to the Online Building Permit Application Portal:
- Development Permit Application: Site Plan showing setbacks from all property lines
- Building Plans: Floor plans, elevations, and structural details
- Letter of Authorisation
- Building Permit Application: Detailed construction drawings
- Fire Safety Plan: Required for all duplexes and multi-unit projects
- New Home Warranty Registration: Proof of coverage with Tarion or an equivalent approved provider
- Site Grading and Servicing Plans: Show how water drains away from the foundation
How to apply
You can submit your application online through the Online Building Permit Application Portal. Alternatively, you can drop off a printed package in person at Planning and Development, Room 310, Wrenford City Hall, 100 Mercer Street.
Our planning staff will review your documents for zoning compliance, site plan requirements, and building code standards. If everything meets the rules, we will issue your Development Permit. Once that is approved, you can proceed to the Building Permit stage.
Fees and charges
Permit fees are based on the estimated construction value of your project. Use the Building permit fee calculator to get an estimate before you apply. Development permits for new residential construction typically range between $800.00 and $1,500.00, depending on the number of units and lot size. Building permit fees are calculated as a percentage of the total construction cost.
All fees are collected through the portal or at the Service Wrenford counter. A receipt is required before staff will book your inspections.
Processing times
Planning staff aim to review complete residential development applications within 20 business days. Building permit reviews usually take 10 to 15 business days once the Development Permit is approved. If your application is incomplete, the clock stops until you provide the missing information.
During peak construction season (April to October), reviews may take an additional week. Plan your timeline accordingly.
Next steps after approval
Once you have your permits, you must book inspections before starting work. Use the Wrenford Permit Portal to schedule site inspections, foundation inspections, and final occupancy checks. You cannot occupy a new home until you receive your Occupancy Permit.
