When you need a stormwater management plan

A stormwater management plan is required for most new developments, redevelopments, and site alterations in the City of Wrenford. The plan shows how runoff from rain and snow will be collected, treated, and safely released into the Tamsin River or local creeks without causing erosion or flooding.

You must submit a plan with your development application if your project involves:

  • More than 200 square metres of new impervious surface (like parking lots or roofs)
  • Grading or filling that changes how water flows on the site
  • Construction near Corvid Creek, Hollis Creek, or the Tamsin River
  • Any activity covered under the Site Alteration By-law 2022-071

Guidelines and templates

Follow the City of Wrenford Stormwater Design Guidelines to make sure your plan meets our standards. The guidelines cover water balance calculations, quality treatment, and erosion controls. You can download the Stormwater Management Plan Template and the Water Balance Spreadsheet to get started.

What to submit

Every stormwater management plan must include the following documents. Incomplete submissions will be returned.

  • Completed Stormwater Management Report, stamped by a licensed professional engineer
  • Checklist #3: Stormwater Management Report submission checklist
  • Checklist #4: SWMM model data and calibration report
  • Checklist #5: Water quality best management practice details (oil-grit separator or equivalent)
  • Checklist #13: Absorbent landscaping and source control measures
  • Checklist #16: Green roof specifications, if applicable
  • Checklist #17: Permeable pavement design, if applicable
  • Checklist #19: Stormwater capture and reuse calculations
  • Checklist #20: Private site stormwater assessment
  • Hydrological and hydraulic modelling files
  • Construction season schedule and erosion control plan

New and revised plan requirements

All stormwater management plans must be submitted as complete packages. We do not accept partial submissions. If you are submitting a plan alongside a subdivision construction drawing, please include the drawing number in the report cover and the submission email so our staff can link them together.

For private site projects, you must have a Development Permit decision before submitting a stormwater management plan. Our staff will tell you during the permit review whether a plan is required.

If you need to amend an approved plan, we will give you a new report ID. Clearly mark the previously approved report in your submission email and on the cover page so we can track the changes.

Final submission requirements

Once you receive a No Objections Letter from the City, you must submit a clean, final copy of your approved stormwater management plan within 15 business days. The final version must:

  • Match the date on the report cover
  • Include the professional engineer’s certification checklist
  • Have the No Objections Letter attached as the first page
  • Address all staff comments without showing mark-ups or redlines
  • Include updated drawings and model files

If you are submitting a revised plan, attach the most recently approved version as an appendix. Include all related correspondence in the appendix as well.

How to submit

Submit your stormwater management plan through the Wrenford ePlan Portal. Select “Stormwater Management Plan” from the development application menu. If you have trouble uploading files, contact the Development Servicing team at [email protected] or call 519-555-0112.

Our staff review plans on a first-come, first-served basis. You will receive a completeness check within 10 business days. If anything is missing, we will send you a list of corrections before the formal review begins.

Approved reports

Once a stormwater management plan is approved, it is posted on the City’s public planning registry. You can search for existing approved plans by address or application number on the registry page.
