Why you need servicing and infrastructure plans
When you build a new home, commercial building, or subdivision in Wrenford, the City must review how your project connects to our water, wastewater, stormwater, and road networks. These connections keep our community safe and our systems running smoothly. You must submit a complete set of servicing and infrastructure plans before we can issue a building permit or approve your development application.
What the plans must include
Every set of plans must be prepared by a licensed professional engineer registered in Ontario. The package must include the following documents, all in one PDF file:
- Sheet 1: Site servicing plan showing water and wastewater connections
- Sheet 2: Grading plan showing how water will flow off your property
- Sheet 3: Stormwater management plan and calculations
- Sheet 4: Standard details and specifications
- Sheet 5: Architectural floor plan showing the water meter room location
- A separate file with fire prevention plans for circulation to Fire Rescue
If your site uses a stormwater model or an oil-grit separator, include those calculations as separate files. All drawings must be in metric scale and unlocked for City comments.
How to submit your plans
We accept submissions through the Wrenford ePlan Portal. Once you upload your files, please email a copy of your payment receipt and a notification to [email protected]. Include your project address, development application number, and a contact phone number. A representative will call you to confirm receipt and schedule your first review.
For pre-submission questions, you can also reach out to our Development Servicing team directly. We recommend booking a pre-development consultation to make sure your plans meet City standards before you submit them. This saves time and keeps your project on schedule.
Review and fees
The City reviews each plan carefully to ensure it matches our standards. The initial review fee is $850.00. This covers the first round of comments. If we need additional reviews because of major design changes, each extra review costs $215.00. All fees are listed in the Fees and Charges By-law 2025-151 and must be paid online before we start reviewing your documents.
Most initial reviews take about 30 business days from the date we receive a complete package. You can track your submission status through the ePlan Portal.
Construction inspections
Once your plans are approved, you must book inspections before any buried work begins. You cannot cover up pipes, conduits, or storm structures until a City inspector has signed off on them.
To request an inspection, fill out the Development Site Servicing Inspection Request form and attach your EPay receipt. Email the package to [email protected] with your project address and the specific inspection zone in the subject line. Requests must be submitted at least 48 hours before you plan to pour concrete or backfill trenches.
Inspection fees are paid through the Water EPay service. If construction stops for more than 48 hours, you must submit a restart notification before calling for the next inspection. Re-inspections for non-compliant work are charged at the full inspection rate.
