Parkland dedication requirements

Find out when and how you must provide parkland or pay cash in lieu when developing or subdividing your property in Wrenford.

What is parkland dedication?

Parkland dedication is a requirement under the Planning Act that helps the City build and maintain parks for growing neighbourhoods. When you apply to subdivide land, rezone a property, or enter site plan control, the City may ask for a portion of your land to be dedicated to the City for park purposes, or you can pay a cash-in-lieu fee instead.

When does it apply?

You will need to provide parkland dedication or pay cash in lieu if you are applying for:

  • A new subdivision (minor or major)
  • A consent to convey
  • A rezoning application that creates new residential units
  • A site plan control approval that adds dwelling units or new floor space

The City calculates the required dedication based on the number of new dwelling units or the total developable area created by your project.

How much is required?

The City generally requires five per cent of the developable land area to be dedicated, or a cash payment based on the current parkland dedication rates. The exact amount depends on your property's location and the number of units you are creating. You can view the current rates in Development Applications.

If you choose to pay cash in lieu, the funds go directly into the City's Parkland Reserve to build or improve parks in your area. You cannot choose which specific park receives the money.

How do I apply?

Your application for subdivision, consent, rezoning, or site plan control will automatically trigger the parkland dedication review. Our planning staff will calculate the required dedication and include it in your approval conditions.

You must submit the completed Parkland dedication application checklist along with your main planning application. If you are paying cash in lieu, a payment will be required before your final approval is issued or before your title is registered.
