Planning staff presented draft amendments to the Zoning By-law at the regular City Council meeting on Monday, October 27. The draft updates will now go out for a public review period, and a public hearing is scheduled for November 17. Residents can review the full text and submit feedback before the hearing date.
The proposed changes simplify the zoning map by reducing the number of residential districts from 11 to 9, commercial districts from 7 to 6, and industrial districts from 5 to 3. The draft also introduces more gentle density options, including backyard suites, tiny homes, and duplexes in existing neighbourhoods. Building height limits have been updated to consider sightlines and the privacy of nearby homes. New regulations will help transition older areas gently while maintaining their established character.
Another key update addresses parking for small businesses. The draft allows property owners in single detached or duplex zones to park up to two commercial vehicles on their lot. These vehicles must be under 5,500 kilograms, properly licensed, and stored so they do not block the street. The vehicle must be an asset of a local business that holds a valid Wrenford Business Licence. This change supports local shop owners who need to keep their work vehicles on site.
Residents are encouraged to read the draft bylaw and the summary of changes online. To share your thoughts, you can submit feedback electronically or by mail by November 10. You can also attend the public hearing on November 17, which will be held during the regular City Council meeting at 6:00 p.m. in the Council Chambers or streamed live.
“These updates are designed to make development smoother and allow more permitted uses without changing the character of our neighbourhoods overnight,” said Samuel Adeyemi, General Manager of Infrastructure and Planning. “We want our zoning map to work for current homeowners and support new housing options that fit naturally into the areas where you live.”
