City approves site plan for mixed-use development at 100 Main St

WRENFOR, ON — City Council approved the site plan for a mixed-use development at 100 Mercer Street on February 4, 2025. A local development group will build ground-floor retail space and apartments above in the downtown core.

The plan you can view online includes a new public plaza along Mercer Street, secure bicycle parking, and wider sidewalks. The developer will also plant street trees and add accessible ramps at the main entrance. During the public hearing, neighbours and local business owners shared feedback about construction noise and delivery access. The City reviewed these comments and added conditions to the approval to keep traffic moving smoothly during the build. Construction is expected to start in the fall of 2025, and the building should be ready by late 2026. The project will create jobs and bring more foot traffic to the downtown area.

City staff reviewed the project to make sure it fits the Official Plan and the Zoning bylaw. The building height, density, and parking spaces meet city rules. The project also follows the Accessibility for Ontarians with Disabilities Act standards for public areas.

“Adding mixed-use buildings like this to our downtown is exactly what we want to see,” said Mayor Danielle Okafor-Price. “It supports local businesses, gives residents more housing options, and makes our streets more lively for everyone.”

You can view the approved drawings and staff reports on the Planning applications page. If you have questions about how the City reviews new projects, visit the Development Applications section.
