Submit your annual declaration
Help keep housing available in Wrenford by declaring your property status every year. All property owners must report whether their home is occupied, rented, or vacant. Submit your declaration through the Wrenford eProperty portal to avoid penalties and ensure your property is taxed correctly.
How to declare
The reference year for the 2026 tax is January 1 to December 31, 2025. You must submit your declaration by the February 2 deadline. Log in to Wrenford eProperty using the access code on your property tax notice. Select the vacant home tax declaration form and answer the questions about occupancy. If you need a paper form or help with the online system, call 519-555-0100 or visit Wrenford City Hall.
Tax rates and payment rules
The vacant home tax is set at 2 per cent of your property’s 2025 assessed taxable value. The calculated amount is added to your final property tax bill. Pay the tax using the same methods as your regular property tax, including the instalment plans or pre-authorized monthly payments. Unpaid taxes are added to your tax roll and collected with your annual property tax.
Exemptions and penalties
You do not pay the tax if your property is your primary residence, rented for 180 days or more, registered as a short-term rental, undergoing major renovations, part of a deceased estate, or occupied by military personnel on deployment. A late declaration incurs a $250.00 penalty. If the City determines a property is vacant without your declaration, you will owe the tax plus a 25 per cent non-compliance penalty. The City verifies occupancy using utility records, mail delivery data, and neighbourhood inspections. You must keep records of lease agreements or renovation permits for three years. You can dispute a by-law notice through the standard assessment complaint process or request a formal review within 30 days of receiving your notice.
