Who is eligible?

You can apply for a property tax exemption if you are a non-profit organization that builds or manages affordable rental housing in Wrenford. To qualify, your property must be assessed as residential and rented to households that are not served by the private market. The rent you charge must be no more than 90 per cent of the market median rent for units with the same number of bedrooms in the Tamsin Valley region.

If your property includes non-residential spaces, such as a corner store, or units with market-rate rent, only the eligible portion will be exempt. The rest of the property will remain taxable. You can review the latest Canada Mortgage and Housing Corporation (CMHC) Rental Market Survey data on their website to check if your rents qualify. The City uses this data to calculate the market median rent each year.

What is the exemption?

Under by-law 2024-092, the Wrenford Housing Tax Exemption by-law, qualifying properties are exempt from 100 per cent of property taxes for five full taxation years. This covers both the municipal and provincial portions of your taxes. Local Improvement Taxes or Business Improvement Area taxes are not affected by this exemption.

How does it work?

You must continue paying your property taxes until the City reviews your application and sends a confirmation letter. If your application is approved, the exemption will start on January 1 of the following taxation year. The City will mark your exempt status on future assessment notices. Renewal forms are accepted from June 15 to September 30 each year. If your property is already exempt, you only need to submit the renewal form to keep your status active.
