Apply for housing incentive program

Get grants, fee rebates, and tax exemptions to build or acquire affordable housing in Wrenford.

What the program offers

The City of Wrenford Housing Incentive Program helps non-profit organizations and housing co-operatives build, buy, and renovate affordable housing. You can apply for one or more of the following funding streams:

  • Pre-development grants: Up to $40,000 to cover feasibility studies, site assessments, and architectural planning.
  • Development fee rebates: Up to 75 per cent rebate on City development charges for eligible affordable rental or ownership projects.
  • Property tax exemptions: A five-year, 100 per cent exemption on the assessed value of new affordable rental or ownership buildings.

Who can apply

Only registered non-profit organizations and housing co-operatives are eligible. Private developers cannot apply at this time. All projects must meet the following criteria:

  • Affordable rental units: Rent must be at or below 90 per cent of the average market rent reported by the Canada Mortgage and Housing Corporation (CMHC) for Southwestern Ontario.
  • Affordable ownership units: Units must be sold to households that meet CMHC income thresholds for affordable housing.
  • Long-term affordability: All units must remain affordable for a minimum of 10 years through a legal covenant.

How to apply

Follow these steps to submit your application:

  1. Check your property's zoning under Zoning By-law 2016-040 to ensure the site is suitable.
  2. Download the application forms, scorecard, and project description spreadsheet from the Related Documents section.
  3. Complete all forms and attach supporting documents, such as proof of non-profit status and a preliminary budget.
  4. Email your completed application package to [email protected].

Pre-development grant applications are accepted on a rolling basis. Capital grants and development fee rebate applications must be received by March 31 to be reviewed in the spring funding round. Applications received after the deadline will be considered in the next annual cycle.

Planning staff will review your application within four weeks. If your project is selected, Council must approve the grant and tax exemption before funds are released. You will need to sign a legal agreement and register an affordability covenant on the property title. A building permit must be issued before the City releases the first payment.
