What is a fire sprinkler safety plan?

A fire sprinkler safety plan shows the City exactly how your building's sprinkler system works. It includes the layout, water supply connections, control valves, and alarm devices. The plan helps our fire prevention officers understand your system and respond quickly if there is a problem.

Who needs a plan?

You must have a fire sprinkler safety plan for any new building or renovation that includes a sprinkler system. This covers commercial properties, multi-unit residential buildings, and large institutional buildings. If you are changing the sprinkler system layout, you must also submit an updated plan.

How to submit your plan

All plans must be submitted through our online portal. You will need to upload your drawings and complete the required forms. Make sure your plan is stamped and signed by a licensed fire protection contractor or professional engineer.

Once you upload your documents, our fire prevention team will review them. You can track the status of your submission in your portal account.

Review timeline

Standard reviews take four to six weeks. If your project is urgent, you can request an expedited review for an additional fee. You will receive an email when your plan is approved or if we need corrections.

Fees

Review fees are based on the size and complexity of the system. A standard commercial system review costs $200.00. Systems over 500 heads or with special hazards (like chemical storage or data centres) cost $450.00. Re-inspection fees apply if you need us to visit the site after initial approval.
