Request a zoning letter
A zoning letter is an official document that confirms the current zoning designation of a specific property within the City of Wrenford. This letter is often required by lenders, lawyers, or developers before proceeding with property transactions, construction permits, or business licensing. It provides a clear snapshot of what uses are permitted on the land according to the City’s zoning by-laws.
Who needs this letter?
You should request a zoning letter if you are:
- Purchasing a property and need to verify permitted uses before closing.
- Planning a renovation, addition, or new construction project.
- Starting a home-based business or a commercial enterprise and need to confirm compliance.
- Appealing a zoning decision or seeking clarification on property restrictions.
How to make your request
To obtain your zoning letter, you must complete the Zoning Letter Request Form. This form is available on the City’s official website under the Zoning section. You cannot submit this request by email or in person without first initiating the process through the online portal.
When filling out the form, please ensure you provide the following information accurately:
- Property Address: The full street address of the property in question.
- Assessment Roll Number: This number can be found on your property tax bill or by contacting the Assessment Department.
- Contact Information: Your name, phone number, and email address for correspondence.
- Purpose of Request: A brief description of why you need the letter (e.g., mortgage application, building permit).
Processing times and fees
Standard requests are processed within five business days. If you require the letter urgently, you may indicate this on the form, but expedited service is not guaranteed and may incur an additional fee. The standard fee for a zoning letter is $25.00. Payment can be made online when you submit the form using a credit card or debit card. If you prefer to pay by cheque, you must mail it to the Zoning Department at City Hall, 100 Main Street, Wrenford, ON N4Q 1A1, and include a copy of your completed form.
Important notes
Please note that a zoning letter does not guarantee that a proposed use is legal if existing violations are present on the property. It only states the current zoning designation and the uses permitted by right. If your property has non-conforming uses, these will be noted in the letter.
If you have questions about the zoning of your property before submitting the form, you may call the Planning Department at 519-555-0100 or dial Wrenford 311 for general inquiries. You can also email the Zoning Department at [email protected], but please allow 48 hours for a response. For in-person assistance, visit the City Hall service counter during business hours, Monday to Friday, 8:30 a.m. to 4:30 p.m.
Once your request is processed, the official zoning letter will be emailed to you as a PDF attachment or mailed to your postal address if requested. Keep this letter for your records, as it is valid for 90 days from the date of issuance. After 90 days, you may need to request a new letter if zoning by-laws have changed.
