Apply for a consent to convey
You may need a consent to convey if you are trying to transfer title for a property that does not have a separate legal title. This situation often arises when a lot was created informally or when the existing title does not reflect the current physical boundaries of the land. The City of Wrenford must review these requests to ensure that the proposed division or transfer meets our zoning by-laws, servicing requirements, and safety standards.
When you need this application
Use this process if you are selling or transferring a property where the legal description does not match the actual parcel of land being transferred. This commonly happens in older parts of the city, such as Downtown or Old Mill, where historical subdivisions may not have been formally registered. It also applies if you are splitting a single lot into two or more pieces without creating a new legal title through the full subdivision process. If your property is already legally separated with its own title number, you likely do not need this consent.
What you must submit
To start the process, you must complete the Consent to Convey Application Form. You can download this form from the Development Applications section of our website or pick up a copy at the City Clerk’s Office. You must provide a current survey of the property prepared by a licensed Ontario Land Surveyor. The survey must clearly show the boundaries, dimensions, and any existing structures. You must also include a letter of support from the local water and sewer authority, confirming that the property can be serviced legally. If the property is not connected to municipal services, you must provide evidence that a private septic and water system is compliant with provincial regulations.
How to submit your application
You can submit your completed application package by mail or in person. Mail your documents to the City of Wrenford Development Services, 100 Main Street West, Wrenford, Ontario. If you prefer to submit in person, visit the City Clerk’s Office during business hours. Bring your completed form, survey, and supporting documents. You will need to pay the applicable fee at the time of submission. Fees vary based on the complexity of the request. Check the current fee schedule on the Development Applications page to determine the exact amount.
Next steps
Once we receive your application, a planner will review it for completeness. If everything is in order, the application will be forwarded to the Committee of Adjustment or the City Council, depending on the nature of the consent. You will receive a notice of the hearing date. You must attend this hearing to present your case. If approved, you will receive a consent letter. You must then register this consent with the Land Registry Office to finalize the transfer. If you have questions about your specific situation, call the Development Services line at 519-555-0105 or email [email protected]. Do not proceed with the transfer until you have written approval from the City.
