About the Wrenford Housing Capital Initiative
The Wrenford Housing Capital Initiative (WHCI) helps non-profit housing providers build new affordable homes across our city. The City of Wrenford has set aside $45,000,000 in funding over three years. This money will help build more non-market homes and supports the goals of the Access housing strategy documents.
How the program works
The WHCI provides grants to cover up to 30 per cent of eligible project costs. These funds help non-profit organizations get extra money from other levels of government, foundations, and private donors. By sharing the financial risk, we can deliver more homes faster. This reduces housing insecurity and homelessness in Wrenford.
Who can apply
You must be a registered non-profit housing provider in Wrenford. Your group should have a strong history of developing and managing affordable housing. Projects must follow provincial rules for energy use, accessibility, and safety. We encourage applications for different housing types, including purpose-built rentals, townhomes, and conversions of old commercial buildings.
Funding limits and rent caps
The City considers housing affordable when residents spend no more than 30 per cent of their before-tax income on shelter costs. Based on current income data, the WHCI supports units with a maximum monthly rent of $1,480.00. Projects that offer deeper affordability will get priority during the review process.
How to apply
- Read the Program Guidelines (PDF) to see what costs are covered and what you need to report.
- Get ready a project proposal. Include a detailed budget, a site plan, and a timeline for finishing the work.
- Submit your application through the Wrenford ePermits portal. Online applications open on January 15, 2027, and close on March 31, 2027.
- Your application must include a letter of support from the property owner or landlord.
- The City will review your submission. We look at project viability, community need, accessibility features, and your organization's experience. Shortlisted groups may be asked to join a virtual presentation.
What happens after approval
If your project is approved, you will sign a funding agreement with the City. For new construction or building conversions, you must open the doors for residents within 24 months of signing. If you are buying an existing residential building, you must reach occupancy within six months. All funded units must stay affordable for at least 20 years.
Frequently asked questions
How does the City choose winning projects?
A review panel looks at your past experience, the project budget, how quickly you can deliver the homes, and how well the project helps vulnerable residents in Wrenford. Projects that offer lower rents and meet high accessibility standards score higher.
Can I use WHCI money with other programs?
Yes. The City encourages combining grants to make projects financially strong. You can pair WHCI funding with the Apply for housing accelerator fund, the Build a secondary suite program, or federal and provincial grants. Just follow each program's rules.
What if I need help writing my application?
The City runs free pre-application workshops in the fall to help non-profits write strong proposals. You can also book a one-on-one meeting with a housing planner at the Planning & Development office. Contact us using the details below for dates and locations.
