How your farm tax is calculated

Your property tax bill is based on the assessed value of your land and buildings. The Province of Ontario applies a specific percentage to farm properties to determine the taxable value. City Council then applies the municipal rate, and the Library Board and School Board apply their rates. The final amount you pay is your taxable value multiplied by these rates.

Your bill may also include local improvement charges, outstanding balances, or adjustments if you have recently added structures or changed your property lines.

How to qualify for farm rates

To qualify for the lower farm property tax rate, your land must be used primarily for agricultural purposes. This includes growing crops, raising livestock, or maintaining orchards. The property must meet minimum size and income thresholds set by the province.

If your property is newly zoned for farming or you have recently started agricultural operations, you can apply for farm classification. Applications must be submitted by March 1 each year to qualify for the upcoming tax year. You will need to provide proof of income and a description of your farming activities.

Billing and payment

Your property tax bill is split into two interim payments and two final payments each year. The first interim bill is due the last business day of February, and the second is due the last business day of April. The final bills are due the last business day of June and the last business day of September. You can pay by pre-authorized monthly instalments to spread the cost evenly throughout the year.
