Sustainable building policy

The City of Wrenford's policy supporting energy-efficient construction through recognized high-performance building pathways and a priority review stream.

About this policy

The Sustainable building policy sets out how the City of Wrenford supports energy-efficient and low-emission construction. It works alongside the Ontario Building Code and the National Energy Code for Buildings. The goal is to reduce greenhouse gas emissions from new buildings and major renovations while keeping housing and commercial space affordable.

Who it applies to

This policy covers new residential and commercial construction, as well as major building renovations in Wrenford. If you are applying for a building permit or development permit, you can choose to follow one of the recognized high-performance pathways listed below.

High-performance pathways

You can meet the policy by following any of these recognized standards. Each pathway has clear targets for energy use, air tightness, and emissions.

Pathway Best for Key Benefit
NECB 2020 (20% above code) Commercial and multi-unit residential Meets provincial targets with familiar design tools
Passive House Tight residential envelopes Ultra-low heating bills and consistent comfort
CHBA Net Zero Ready Single-detached and semi-detached homes Prepares the structure for future solar panels
CaGBC Zero Carbon Large commercial and institutional Tracks and reduces operational carbon emissions

How to apply

When you submit your building permit application through the Building Permit portal, select the "Sustainable Building Pathway" checkbox. You will need to upload an energy model or certification plan from a registered energy advisor.

Once you select a pathway, your application enters the Sustainable Building Priority Stream. This gives your project:

  • Dedicated staff support from a senior planner and building official.
  • Accelerated review and inspection scheduling.
  • Early feedback on energy code compliance before final permit issuance.

Costs and fees

Standard building permit fees apply. There are no extra charges to enter the Sustainable Building Priority Stream. The expedited review and dedicated staff support are included in the base permit fee. If your project requires a development permit, land use amendment, or zoning variance, standard application fees for those processes still apply.
