Plan your building project
Before you start any construction or major renovation, check the local by-laws that apply to your property. These rules keep structures safe, protect our natural environment, and ensure new developments fit the character of our neighbourhoods. You will need to apply for the correct permits and schedule inspections at key stages of your work.
Apply for permits and check zoning
Visit the Building Permits page to see what requires a permit. Your project must also comply with Zoning By-law 2016-040 and the City of Wrenford Official Plan. If your property is near the Tamsin River or Corvid Creek, the Tamsin Valley Conservation Authority requires a floodplain permit. Safe building elevations are set by the conservation authority to reduce flood risk, and mechanical systems like furnaces and water heaters must be placed above the designated flood level.
Follow maintenance and inspection rules
Property owners must keep buildings in good repair. The Community Standards By-law requires you to maintain roofs, exterior walls, foundations, and structural components to prevent hazardous conditions like falling debris or structural failure. If you discover damage, secure the area immediately and contact the Chief Building Official. You must also book inspections as your work progresses. Request inspections through your online permit account or by calling the Planning & Development department. Inspections are covered by your permit fee, but additional charges apply if you miss a deadline, leave the site inaccessible, or require a re-inspection due to incomplete work.
Protect heritage and natural features
If your property is located in the Mill Street Heritage Conservation District or is a designated heritage building, the Heritage Conservation By-law applies. You will need a specific alteration permit before changing the exterior appearance or structure. Additionally, the Site Alteration By-law protects mature trees, natural drainage patterns, and environmentally significant areas during grading. You must submit a site alteration plan with your permit application to show how you will preserve these features.
