Apply for a development charge

Instructions for applicants to review, calculate, and pay the required development charges for new infrastructure in Wrenford.

Apply for a development charge

If you are planning a new residential, commercial, or industrial project in the City of Wrenford, you must pay a development charge. This fee helps fund the growth of our community. It pays for the schools, libraries, parks, and roads that new residents and businesses need. The charge is required by provincial law before a building permit is issued.

Who must pay

You must pay this charge if you are applying for a building permit for:

  • New single-detached homes, semi-detached homes, or duplexes.
  • Multi-unit residential buildings, such as apartment blocks or townhouses.
  • New commercial, industrial, or institutional buildings.
  • Secondary suites or basement apartments that create a new legal dwelling unit.

Some minor renovations or additions do not require a development charge. If you are unsure, you must check with the Planning Department before starting your work.

How to calculate your charge

The amount you owe depends on the type and size of your project. The City uses a standardized formula based on the current development charge by-law. You can find the current rates in the official Development Charge Background Study.

To get an exact figure, you must submit a formal application. The City will review your plans and calculate the precise amount due. Do not guess the cost. An incorrect payment will delay your project and may result in additional fees.

Steps to apply

  1. Gather your documents. You will need a copy of your approved site plan, the total floor area of the proposed building, and the number of dwelling units if applicable.
  2. Visit the Planning Office. You can submit your application in person at the City Hall in Downtown. The office is open Monday to Friday, 8:00 a.m. to 4:30 p.m. You can also call 519-555-0100 to ask questions or book an appointment.
  3. Submit the application form. Ask for the "Development Charge Application Form." Fill it out completely. Incomplete forms will be returned.
  4. Receive your notice. After your application is reviewed, the City will send you a notice of the charge amount. This notice will include the deadline for payment.
  5. Pay the charge. You must pay the full amount before your building permit is issued. You can pay by cash, cheque, or credit card at the Finance Counter in the main lobby. If you pay by mail, send your cheque to the City of Wrenford, 100 Main Street West, Wrenford, ON N4Q 1A1. Make all cheques payable to "City of Wrenford".

Important deadlines

Development charges must be paid within 30 days of the notice date. If you do not pay on time, the charge may increase due to interest. You must also pay the charge before the expiry of your building permit. If your permit expires before you pay, you may need to reapply and pay a new charge based on updated rates.
